Carolina Forestry & Realty is not a government organization and has no affiliations with the US, state, or local government entities. Instead, we are a privately-owned Real Estate and Consulting Forestry Company that specializes in representing private landowners during the sale of real property and timber. Our primary goal is to provide exceptional service to our clients while maintaining a strong commitment to sustainable forestry practices.

Are all the timber resources on Carolina Forestry & Realty's land listings sold or harvested already?

Although our company is involved in consulting forestry and selling standing timber, we do not always advise our clients to sell their timber before marketing their land for sale. In fact, we typically recommend against doing so, as most potential buyers view recently harvested timber as a negative aspect and may be discouraged from considering such a property. As a result, you will find a diverse range of properties with varying levels of timber resources on our listings.

Does Carolina Forestry & Realty own all the listed properties for sale?

While Carolina Forestry & Realty does own a select few properties that are listed for sale on our website, the vast majority of the listed properties are owned by our clients. As a professional Real Estate and Consulting Forestry Company, our role is to provide expert advice, representation, and marketing services to facilitate the successful sale of these properties for our clients.

How can I secure financing for purchasing land?

There are numerous lending institutions that provide financing for land purchases. We have found that a local bank, AgCarolina (part of the Farm Credit System), specializes in financing land and land/home packages. They typically require a 15-20% down payment and offer financing terms over 20-25 years. Additionally, some property sellers may offer owner financing, which will be indicated on the individual property listings.

What is the process for making an offer on a tract of land?

After you have visited and assessed the property, and you’re satisfied with its location and attributes, you can proceed to make an offer. This involves completing a purchase agreement that includes conditions to protect both the buyer and seller, along with submitting earnest money. The earnest money will be applied towards the property purchase at closing and is refundable if certain contract conditions are not met (e.g., bad title, loan rejection). Once both parties have signed the purchase agreement and earnest money is submitted, the property is considered under contract.

Can I visit the properties listed on Carolina Forestry & Realty's website?

Yes, you are welcome to visit and inspect any of the properties listed on our website at your convenience. Carolina Forestry & Realty associates are not required to be present during your visit. However, if a specific property requires an escort or has a locked gate, we will indicate this information in the property description. Our goal is to provide you with the opportunity to thoroughly explore and evaluate properties of interest.

How can I stay informed about new land listings from Carolina Forestry & Realty?

To stay updated on our latest land listings, simply join our email list. New listings are posted on our website before any other advertising channels are used. As soon as a new listing is published, we promptly send an email notification to all subscribers, ensuring that you always have access to the most current information.

How can I determine if a tract of land is suitable for a septic system?

Unless the County’s Environmental Health Department has already visited and approved a specific area on the property for a septic system, we cannot guarantee its suitability. In such cases, we recommend that potential buyers make the approval of a septic system site a contingency in their offer to purchase a contract. This ensures that you have the necessary assurance that the land is suitable for your intended use before finalizing the transaction.

Is a boundary survey necessary when purchasing land?

We generally recommend obtaining a boundary survey if one has not been conducted within the last 10-15 years. Surveys provide valuable information about property lines, boundaries, and any potential encroachments. In some cases, lenders may require a new survey as a condition of financing the land purchase. Having an up-to-date survey can help prevent disputes and protect your investment in the long run.
