Swift Creek Farm

683.1 acre farm for sale outside of Leggett in Edgecombe County, North Carolina.  The property includes two tax parcels (278.8 and 404.3 acres) spanning both sides of Highway 33. The farm is also available in two parcels: north of Highway 33, south of Highway 33.  The farm features 241 acres of cropland, 142 acres of 2019 loblolly pine plantation, 297 acres of mid-aged and mature timber, 6,190 feet of frontage along Highway 33 and 7,600 feet of frontage along Swift Creek.

The property generates an annual income of $46,500 from existing farm and hunting leases, which can be continued by the new owner.  The southern parcel includes mid-aged and mature timber ranging from mature mixed hardwoods in the Swift Creek bottomland to mature and mid-aged pines and hardwoods on the uplands.  The timber has not been cruised, but a recent timber inspection estimates an approximate value of $250,000±.  The 142 acre pine plantation on the northern parcel can be thinned in approximately eight years, producing another income for the new owner.  Additional potential sources of income include sand mining and wetland mitigation on the southern parcel.

The cropland is comprised of loam and sandy-loam soils including Dga, Ro, GoA, NoA, RaA and WaB soil types.  Because of the very wet spring, the fields were left fallow, but they will be planted in wheat this September.  Access throughout the farm is provided by miles of truck/SUV roads and smaller ATV paths. The property benefits from low property taxes through the Forestry/Agriculture Present Use Value program. This tax status can transfer to the new owner at closing, providing significant property tax savings.

Past timber management activities have created diverse wildlife habitat, including mature hardwood bottomland along Swift Creek, mature upland pine stands, young pine stands with early successional understory, and sloughs that may be suitable for duck hunting.

County water and electricity are located along the road front. Sewer is located about ½ a mile toward Leggett. The farm is located 8 miles to Tarboro and the Kingsboro Mega Site, 15 miles to Rocky Mount and 20 miles to Interstate 95.
