Buckhorn Road

362.5 acre managed timberland property available in Granville County, NC, just outside of Bullock.  The property has been professionally managed timberland for many years and features 1,700 feet of frontage along Buckhorn Road, four stands of timber ranging from 7 to 30 years old, two miles of well-kept gravel roads, additional UTV/walking trails, Beaver Pond Creek, several tributaries, and gated access from Buckhorn Road.  Two old homes are located just off Buckhorn Road.

The new buyer has an opportunity for an immediate timber harvest, and the age structure of the stands will allow for continued periodic timber harvests in the future. Past timber management has created diverse wildlife habitat, including older mixed hardwood stands, stream bottoms, pine stands with early successional growth, and roads and clearings covered in grass and forbs.  The old log decks, as well as some of the roads, could be used to plant wildlife food plots.

The land is composed of five adjoining tax parcels. The three largest parcels are enrolled in the Forestry Present Use Value Program. This tax status can transfer to the new owner at closing, providing significant property tax savings.

The mineral rights were retained on the largest parcel in a deed transfer in the 1950s.  According to the owner, mineral rights can be transferred for all of the other parcels.

1. 1996 Loblolly Pine, 40 Acres.  Previously thinned.
2. 2015 Loblolly Pine, 209 Acres.  Pre-commercially thinned several years ago.
3. 2017 Loblolly Pine, 8 Acres.
4. Mixed Hardwoods and pine, 107 Acres. Includes an extra wide buffer along Beaver Pond Creek, a stand along Buckhorn Road, and a stand to the north.
